End-of-lease carpet cleaning in NSW: do you need it?

When NSW renters actually need a professional carpet clean to move out, what counts as fair wear and tear, and how to protect your bond.

Carpets are one of the most common reasons for a bond dispute when renters move out. The good news is that the rules in NSW are fairly clear, and a little planning goes a long way. This guide explains when you actually need a professional carpet clean, when it's simply a smart choice, and what to keep as proof.

What the rules say in NSW

When you move out, you need to leave the property in the same condition as it was at the start of your tenancy, allowing for fair wear and tear. Your ingoing condition report and photos are the benchmark for the carpets, just like every other part of the property.

According to NSW Fair Trading, landlords generally can't put a term in a lease that requires professional carpet cleaning at the end of a tenancy. The main exception is pets: the standard lease has an optional pet term, and pet approvals can come with conditions about what you need to do when you leave. When a professional clean makes sense

  • You kept a pet and your lease or pet approval requires it, or the pet has left odours, hair or accidents in the carpet.
  • The carpets are visibly dirtier than on your ingoing condition report, such as stains, spills or traffic lanes.
  • The carpets were professionally cleaned before you moved in and the condition report notes it, so you'll want to hand them back in the same state.
  • You want to avoid an argument at the final inspection. A dated tax invoice is simple, strong evidence.

What counts as fair wear and tear?

Normal ageing from everyday living is fair wear and tear, and you don't have to fix it. Damage or excessive dirt is different.

  • Usually fair wear and tear: slight flattening or fading in walkways, minor wear from furniture, general ageing of an old carpet.
  • Usually not: food, drink or red-wine stains, pet urine and odours, burns, tears, and heavy soiling well beyond the ingoing report.

How to protect your bond

  • Vacuum thoroughly first, including edges and under where furniture stood.
  • Book the carpet clean after the rest of the house is cleaned, so it isn't walked on again, and early enough that it's dry for the inspection.
  • Keep the tax invoice and take dated photos of each room once the carpets are dry.
  • Compare against your ingoing condition report before you hand back the keys.

Common questions

Do I have to get my carpets professionally cleaned when I move out in NSW?

Generally, no. NSW Fair Trading says landlords generally can't include a lease term requiring professional carpet cleaning at the end of a tenancy. You must leave the carpets in the same condition as at the start, allowing for fair wear and tear. Pet-related terms or conditions can be different, so check your lease.

What if I had a pet?

If you kept a pet, check the pet term in your lease and any conditions attached to your pet approval. If the pet has soiled or damaged the carpet, you're responsible for cleaning or repairing it, and a professional clean is usually the simplest way to show the carpet is back to its original condition.

Can the agent tell me which carpet cleaner to use?

No. You can't be required to use a particular company. If you do get a professional clean, keep the tax invoice, as agents commonly ask for it at the final inspection.

How long does carpet take to dry after steam cleaning?

Usually a few hours, depending on ventilation, weather and how heavily soiled the carpet was. Book the clean early enough that the carpet is dry before your final inspection and key handover.
